Where you are matters

The foreclosure timeline, and where we can still step in

Every state's process runs on a slightly different clock, but the stages are the same. The earlier you reach out, the more options you have - but even close to a sale date, there's usually still time.

Pre-Foreclosure
1

Missed payments

Lender begins contacting you. Most flexibility here.

2

Notice of Default

Formal notice recorded. This starts the clock.

3

Cure period

Time to catch up the past-due amount before a Notice of Sale can be filed.

at least 20 days
4

Notice of Sale

Auction date posted publicly. We can often still close before it, but the window is closing.

at least 21 days
Auction
5

Foreclosure auction

Property sold to the highest bidder if unresolved. Almost no time left to act.

Post-Foreclosure
6

Post-foreclosure

Eviction process begins. This window has closed.

This is the average timeline. Actual dates vary depending on how your case is filed and any negotiations with your lender, so always confirm your exact dates from your official notices.

Reach out as soon as you can. After a Notice of Default, you typically get at least 20 days to cure before a Notice of Sale can be filed, then at least 21 more days before the auction itself. That's real time, but it moves fast once the clock starts. Even if your sale date is this week, call us anyway, it costs you nothing to ask, and it's not too late until it's too late.

How it works

Three steps, start to close

01

Tell us about the property

Submit the form or call us. We ask a few questions about the house and your timeline, nothing invasive.

02

Get a written cash offer

We'll walk the property or review photos, then give you a real number in writing, usually within 24 hours.

03

Pick your closing date

If it works for you, we close at a licensed title company on a date you choose. No repairs, no cleaning, no showings.

Placeholder - replace with a real photo of a property you've bought

Every offer closes at a licensed title company. No surprises, no hidden fees.

No surprises

Exactly how we buy, in plain language

We're a new company, and we'd rather earn your trust by being specific than by making big claims we can't back up yet.

Sometimes we buy directly

We use our own funds to purchase the property, close at a title company, and you're done. No financing contingency, no bank approval to wait on.

Sometimes we assign the contract

If another buyer in our network is a better fit for the property, we assign the purchase agreement to them. You still close at the price and date in your contract - we're upfront about this before you ever sign anything.

No fees, ever

We don't charge commissions or closing costs. What we offer is what you get, minus nothing.

Zero obligation

You can walk away from our offer at any point before signing. Submitting the form doesn't commit you to anything.

Who you're talking to

Meet Kris

Kris, co-founder of Home 1st Buyers

Born in Anderson, South Carolina and raised in Slidell, Louisiana, Kris grew up with a strong sense of service, responsibility, and commitment to others.

At 19, he enlisted in the United States Army, following in the footsteps of generations of men in his family who have served this country since World War I. Military service had been a lifelong dream, but in 2015, that chapter came to an unexpected end when Kris was seriously injured and honorably discharged.

Faced with rebuilding his own life and creating an entirely new future, Kris returned to school and pursued education in supply chain and data science. His career gave him financial stability and strengthened what would become some of his greatest professional skills: analyzing complex information, identifying problems quickly, managing moving pieces, and finding solutions under pressure.

But something was still missing.

In 2019, Kris found his faith and became actively involved in serving others through volunteer work in his church. It reconnected him with something that had always been deeply important to him: being useful to people when they need help most.

His introduction to real estate came in 2020 through his then girlfriend. He quickly recognized that real estate could offer something his corporate career could not: the opportunity to build an honest living while directly helping people solve real problems.

Kris entered real estate professionally through wholesaling in 2023. After a partnership ultimately did not work out, he stepped away, took what he had learned from the experience, and eventually made the decision to build something of his own.

Today, Kris specializes in helping homeowners facing foreclosure. That focus is intentional.

Foreclosure can be one of the most stressful and uncertain experiences a homeowner faces. There are deadlines, financial pressures, difficult decisions, and often an overwhelming amount of information to navigate at once. Kris believes people in those situations deserve to be treated with dignity, honesty, and respect while being given clear information about the options available to them.

His background has taught him how to walk into complicated situations, understand what is happening, remain calm under pressure, and look for solutions others may overlook.

For Kris, real estate is not simply about acquiring property. It is about helping people find a way forward. He brings together the discipline of a veteran, the analytical thinking of a data and supply chain professional, the experience of a real estate investor, and a deeply rooted commitment to service.

"Because sometimes the most valuable thing you can offer someone in a difficult situation is not another sales pitch. It is a solution."

Common questions

What sellers in foreclosure usually ask us

Can you really close before my auction date?

Often, yes. Tell us your sale date as soon as you reach out and we'll give you a straight answer on whether a cash closing can realistically beat it. If it can't, we'll tell you that too instead of stringing you along.

Will selling to you stop the foreclosure from hitting my credit?

Selling before the sale date completes means the foreclosure is never finalized, which is generally better for your credit than letting it go to auction. We're not a credit repair service, so for anything specific to your situation, a HUD-approved housing counselor or attorney can give you exact guidance.

Is this a scam? How do I know you're legitimate?

Fair question, and one you should ask any buyer. We'll give you our name, a real phone number, and meet you at the property or a public place if you'd like. Every offer is a written agreement, and closing happens at a licensed, independent title company, not in cash handed over in a driveway.

Are you lowballing me because I'm in a tough spot?

We base every offer on the same three things: the property's condition, what repairs it needs, and what comparable homes nearby have actually sold for. You're welcome to see how we got to the number, and to compare it against any other offer you get. We buy at a discount because we're paying cash fast and taking on the risk of repairs and resale ourselves, not because someone's in a hard situation.

What's the difference between your cash offer and a wholesale deal?

A cash offer means we buy the house ourselves. A wholesale deal means we assign your signed contract to another buyer at the same price and terms. Either way, you know exactly which one you're signing before you sign it.

Do I have to clean or repair anything?

No. We buy houses as-is, including ones with deferred maintenance, code violations, or belongings still inside.

Where do I go after I sell? I need time to find a new place.

Most buyers, us included, can offer up to 30 days after closing to move out, though 7 days is more typical. We can't promise 60 days, every extra month past closing means the buyer is still paying interest on the loan they used to buy your house, so it's not something we can guarantee. As your closing date gets closer, we'll help you plan a realistic move-out timeline and can connect you with trusted local movers.

Will you sell or share my phone number?

No. Your information is used only to contact you about your property and is never sold or shared with third parties for marketing.
