Home 1st Buyers runs three lines of business in Houston Metro & Surrounding Areas: wholesaling distressed and time-sensitive properties, fixing and flipping houses that need real work, and holding rentals long term.

Line of business 01

Wholesaling: foreclosures, probate, and tax liens

This is the core of what we do. We find homeowners in time-sensitive situations, put the property under contract at a price that works for both sides, and either close on it ourselves or assign the contract to a vetted investor in our buyer network.

Foreclosure

Pre-foreclosure and scheduled sales

Texas foreclosure moves faster than most states. Once the notice of sale is posted, the auction can be as little as 21 days out, on the first Tuesday of the month.

Probate

Estates and inherited houses

We work with executors, administrators, and heirs, and we are comfortable waiting on the court. We also handle the common mess: multiple heirs, an unclear chain of title, or a house nobody has lived in for two years.

Tax liens

Delinquent taxes and tax sales

Back taxes do not stop a sale. They come out of the proceeds at closing, and the title company handles the payoff. If a tax suit or sale date is pending, the clock matters.

How assignment works, in plain language. When we assign a contract, we transfer our right to buy your property to another investor. Your price, your terms, and your closing date do not change. We tell you before you sign that this may happen, and the assignment is disclosed at closing. That is the honest version of wholesaling, and it is the only version we run.

Line of business 02

Fix and flip

Some houses we keep and renovate ourselves. If a property needs heavy work, that is not a deal breaker for us, it is usually the reason we are interested.

Condition we are comfortable with

Foundation movement, roof replacement, failed HVAC, outdated electrical and plumbing, fire and smoke damage, water damage and mold, hoarder conditions, and full gut rehabs. You do not need to fix anything before we look at it.

What that means for you

No repair negotiation, no inspection objection list, no lender requiring the roof be replaced before funding. We price the repairs into our offer up front and then it is our problem, not yours.

Line of business 03

Rentals

We repair and hold select properties as long-term rentals. It keeps us invested in the same neighborhoods we buy in, and it means we are still around after your closing.

Occupied and tenanted properties

We buy houses with tenants in place, including tenants who have stopped paying or where an eviction is already filed. You do not have to remove anyone before selling to us.

Tired landlords

If you are done with maintenance calls, turnover, and property management, we will make an offer on a single door or a small portfolio.
